Terralink International's Terranet helps property mentoring and money coaching business My Money Mentor assist their clients to make property investment decisions based on fact not emotion.
When a client of My Money Mentor is looking for an investment opportunity to create long-term wealth - they often think about property.
My Money Mentor's founder and CEO Anton Nadilo, says whilst property can produce some excellent returns on investment, it's not a fail-safe investment. He says that the challenge for your average "novice" property investor is identifying where the opportunities are and how to capitalise on them.
"Our role is to help clients leverage their time, energy and incomes, and help provide them with the education and mentoring they need to allow them to make informed financial decisions. One of the keys to successful property investment is finding properties that our clients can purchase at below market value," he says.
Mr Nadilo says emotion is irrelevant when it comes to considering purchasing an investment property.
"It's all about the numbers. It's not about whether you can live in the house or like the colour of the kitchen bench. It's about rental yield and discount rates and how appealing it is to prospective tenants.
"Our role is to help our clients use tools such as Terranet to check the facts and verify the viability of the investment. That's where Terranet is valuable because it gives us a non-biased assessment."
"We use the Terranet reports to assess the property's estimated valuation, comparable sales, prior sales history, and use the link through to the Department of Building and Housing to check the market rent for similar properties in the same area."
"Our clients also need to check how desirable a property is for the rental market. Terranet's reports can confirm school zones and the distance to local amenities and transport.
"We are also interested in the age of the property, land value and lot size for assessing the potential to sub-divide the property. We can check the aerial photographs to make sure we're looking at the right property and check that building consents are up-to-date. We can get all this information in one place - Terranet," Mr Nadilo says.
Terranet has recently been upgraded and Mr Nadilo says the new version makes the fact-finding phase even easier.
"It's very user-friendly and very quick. Having this information available and in a easy to understand format is crucial for us," Mr Nadilo says.
While all the information Terranet provides is essential, Mr Nadilo says it's the confidence that it provides investors that's of most value.
"The decision to purchase an investment property is a big one and buyers need reassurance that they are buying the right property, in the right area and at the right price - under market value. With the hard facts in front of you, the decision is straight-forward. Terranet helps to give our client's confidence in their decision," he says.
